Position Description
Job Title: Facilities Maintenance Manager
Department: Facilities and Operations
Reports To: Facilities Director
Location: Midcoast Regional Redevelopment Authority (MRRA), Brunswick, Maine
Employment Status: Full-Time, Non-Exempt, Hourly $31.00-$35.00
Position Summary:
The facilities Maintenance Manager is responsible for assisting the Facilities Director with the daily maintenance and repair operations for all MRRA-owned facilities, grounds, and infrastructure. This position ensures that buildings, mechanical systems, utilities, and outdoor areas are properly maintained, safe, and in compliance with all applicable codes and standards. The manager will coordinate with external contractors, and vendors while supporting long-term capital improvement and redevelopment goals.
Essential Duties and Responsibilities:
- Supervise and coordinate all facility maintenance activities including HVAC, electrical, plumbing, building repairs, and grounds upkeep.
- Plan and schedule preventive maintenance programs to reduce downtime and ensure the longevity of MRRA assets.
- Work with contractors and vendors to obtain quotes, manage service contracts, and oversee the quality of outsourced work.
- Respond to maintenance emergencies and ensure timely and effective resolution.
- Maintain accurate records of work orders, inspections, safety checks, and maintenance logs.
- Assist in developing budgets, including forecasting maintenance needs, equipment replacement, and capital improvements.
- Ensure compliance with all safety regulations, OSHA standards, and environmental requirements.
- Coordinate with tenants to address and resolve facility-related issues in MRRA-leased properties.
- Support redevelopment and construction projects by providing technical input and facilitating operational transitions.
Minimum Qualifications:
- High school diploma or equivalent required; technical or vocational training in building systems, engineering, or facilities management preferred.
- Minimum of 5 years of experience in facilities maintenance.
- Strong knowledge of mechanical, electrical, and plumbing systems, as well as general construction and grounds maintenance.
- Ability to read and interpret technical manuals, blueprints, and maintenance instructions.
- Must possess a valid Maine driver’s license and the ability to travel locally as needed.
- Ability to pass a drug screen test.
Ability to:
- Organize and prioritize multiple tasks in a dynamic environment.
- Communicate effectively, both verbally and in writing.
- Work collaboratively with a wide range of stakeholders including engineers, contractors, the public, and municipal officials.
- Exercise good judgment, professionalism, and confidentiality in all interactions.
- Prepare accurate reports, track budgets, and maintain organized records.
- Microsoft Office Suite (Word, Excel, Outlook), AutoCAD, and experience with GIS or project management software is a plus.
Working Conditions:
- Work is performed both indoors and outdoors in all weather conditions.
- Must be available for on-call responsibilities and emergency response.
- Occasional lifting (up to 50 lbs), climbing ladders, and performing physically demanding tasks may be required.
